Due diligence is not just about paperwork.
Your lawyer, surveyor, architect or other specialists may uncover information that changes how you look at the property. Our role is not to replace their expertise. It is to help you understand what their findings mean for the purchase itself. That may mean proceeding as planned, asking more questions, renegotiating the price or terms, or deciding not to proceed.
The work is not simply lost.
Sometimes the right outcome is not buying the property. If the purchase does not proceed before the CPCV (Promissory Contract), part of the fixed professional fee can be credited towards support on another property or Full Buyer Representation. We explain the rollover terms before we begin.
Not necessarily. It depends on how far the transaction has progressed and what has already been agreed. We can look at where things stand and tell you honestly whether there is still enough value we can add to justify our involvement.
Potentially, yes. The practical and commercial setup can depend on how the property was introduced and what relationships are already in place. We will review that with you before agreeing the engagement so that the scope and fee structure are clear from the outset.
No. Your lawyer remains responsible for legal advice, contracts and legal due diligence. We work alongside the lawyer and other specialists while focusing on the wider buyer decision, the negotiation and the coordination of the purchase from your side.
There is no performance fee if the property is not acquired. If the transaction does not proceed before the CPCV (Promissory Contract), part of the fixed professional fee can be credited towards another agreed engagement with us. We explain the rollover terms before the engagement begins.
Our Negotiation & Purchase Support uses a fixed professional fee based on the scope, complexity of the purchase and the stage you are at. A performance element may also apply to objectively measurable negotiated savings.
