1. Who we are
This website (thebuyersagentportugal.com) is operated by Singlessence Unipessoal Lda. (“The Buyer's Agent Portugal”, “we”, “our” or “us”), a Portuguese limited liability company licensed to provide real estate mediation services under AMI Licence 23932. This policy explains what cookies this website can set, when it sets them, and just as importantly, what it never sets.
2. What cookies are
A cookie is a small text file a website stores in your browser. Cookies can be genuinely useful, for example keeping you signed in, or they can be used to track your activity across the web. Similar technologies, such as local storage and tracking pixels, are covered by this policy too.
3. The short version: analytics, and only if you accept
Browsing this website sets no cookies at all unless you accept analytics or marketing in the bar at the bottom of the page. Reading our guides, downloading the buyer’s guide, submitting a form and clicking the WhatsApp button all work without a single cookie, tracking pixel or similar identifier being placed on your device.
If you choose “Essential only”, or you ignore the bar entirely, no analytics code is requested and no analytics cookie is written. Rejecting takes one click, exactly like accepting, and you can change your mind at any time through the “Cookie choices” link in the footer.
4. Analytics and marketing, only if you accept
The bar offers two levels. Analytics only loads Google Analytics 4, so we can see which pages and guides people actually read. Accept all also loads the Meta Pixel, described below. Nothing else non-essential exists on this website.
- _ga and _ga_<id>— Google Analytics cookies that tell repeat visits apart from new ones. Set only after you accept, and they expire after two years or whenever you clear your browser.
- Your IP address is anonymised before it reaches Google, so we cannot see where an individual visitor is.
- We never use this data for advertising, we do not build profiles, and we do not sell or share it.
- Google processes this information on our behalf, which can involve transfers outside the European Economic Area under its standard contractual clauses.
Google keeps the visitor-level analytics data for 14 months, after which only aggregated totals remain.
The Meta Pixel, only after Accept all: a small script from Meta (Facebook and Instagram) that tells us whether a visit came from one of our own adverts and whether it led to an enquiry, a guide request or a session registration. It lets us measure those adverts and show them again to people who visited but did not enquire.
- _fbp— the Meta cookie that tells one browser from another. Set only after you choose Accept all, and it expires after 90 days or whenever you clear your browser.
- Meta processes this information under its own privacy policy, which can involve transfers outside the European Economic Area under its standard contractual clauses. We do not send Meta your name or email address from this website.
- Choose Analytics only or Essential only and none of Meta’s code is requested.
5. Site administration cookies
Two first-party cookies exist in this website’s code. They are set only when a site administrator signs in to the content editor with a password, and a visitor never receives them:
- tba_editor— a signed, HTTP-only session cookie that authenticates the administrator. Strictly necessary for that function, first-party, deleted automatically after 12 hours or on sign-out.
- tba_editing— a simple marker that tells the browser to load the editing toolbar. First-party, deleted automatically after 12 hours or on sign-out.
Neither cookie tracks anyone, and neither is shared with any third party.
6. What we deliberately do not use
- No advertising cookies of any kind unless you choose Accept all, and then only the Meta Pixel described above. No other advertising networks, and no data brokers.
- No embedded third-party content on the pages themselves: no maps, social feeds or review widgets. The one exception is the online session room, which is only reachable through a personal registration link and embeds a video player from YouTube or Cloudflare Stream; that player may set its own cookies while you watch.
- No third-party fonts. Our typefaces are served from our own website, so no font provider sees your visit.
- The WhatsApp button is a plain link that opens WhatsApp; no WhatsApp code runs on this website.
7. Changing your mind
Your choice is remembered in your own browser, not on our servers. Use the “Cookie choices” link in the footer to bring the bar back and switch either way, as often as you like. Choosing “Essential only” after previously accepting stops analytics loading on your next page view.
8. Managing cookies in your browser
Every modern browser lets you view, block and delete cookies in its settings. Blocking cookies here affects nothing unless you have accepted analytics, because nothing else is ever set for visitors.
