How the Portuguese property market works

Portugal operates primarily as a seller-representation market.

Listing agents are contracted by property owners to market and sell their homes. Their legal and commercial duty is to represent the seller’s interests, including achieving the highest possible price and favourable terms.

For buyers, this means that although you may interact with multiple agents during your search, none of them formally represent you.

Buyer representation exists to address this imbalance.

When appointed, we work solely for the buyer, searching the entire market, providing independent advice, and structuring the acquisition process around your objectives rather than the sale of a specific property.

Our role is to provide the independent judgment that protects buyers when navigating one of the most significant financial decisions of their lives.

Who we work with ​

Our clients are typically international buyers purchasing property in Portugal for relocation, second homes, or long-term lifestyle investment.

Most are navigating the market from abroad and want independent guidance when evaluating locations, properties, pricing, and long-term suitability.

Because of the depth of work involved in representing buyers throughout the acquisition process, our service is generally best suited to purchases from approximately €500,000 and above, where independent representation and structured decision-making add the most value.

We work with a limited number of clients at a time to ensure each search receives the level of attention required for informed and confident decisions.

How we're compensated

We work under a formal buyer representation agreement.

Our compensation is structured so that our incentives remain aligned with the buyer.

Our structure ensures that our advice remains independent while avoiding double commission on the same transaction.
